Tenant Representation Process

Lead Commercial serves as your strategic advisor to determine your actual need for space and specific layout needs.

We’ll analyze your business metrics and occupancy needs to ensure the right fit. Our expertise helps eliminate much of the hassles in site selection and negotiation. We’ll also make sure you retain essential options like subletting to provide flexibility for your business size.

We want to look for inaccuracies and review the current lease details to digest where you stand as a tenant. Then, it comes time to see properties in person. We’ll take you on tours showing a few potential properties based on your needs and specifications.

Finally, once all context and education about the property has been provided, the most informed decision can be made. The team will then draw up a Letter of Intent (LOI).

Listing Representation Process

Our listing representation leaves no stone un-turned when working with sellers to list their commercial space.

We’ll meet to establish your needs and set up a listing agreement. From there, we will establish price comparables to make your listing the most marketable and ready to sell. We’ll also identify your prospective client profile and work to market the property with designed materials and outreach to prospective buyers.

Once in the second phase of selling, your Lead Commercial team will see the transaction through to close with great attention to detail and smart negotiation to make sure you and your listing are well represented.
